TBD South State 215 Highway, Jenkinsville, South Carolina, 29065
Driving North through Fairfield County on SC-215, brief glimpses of beautiful Lake Monticello can be seen to the West of the highway. About half-way up the lake, a dramatic expanse of gently Rolling Meadows and green pastures frame a live oak and pecan-lined driveway leading to a truly magnificent antebellum plantation house that, from the high ground upon which it is situated, looks out over nearly a mile of incredible shoreline. The home was designed and built circa 1845 by Dr. James Bolton Davis and was owned for over a hundred years by the Davis family. Dr. Davis, upon retiring from medical practice after a few years, devoted his life and the property to agricultural interests including the breeding of thoroughbred horses and livestock (In 1849 Dr. Davis had the first recorded introduction of Brahman Cattle into the United States.). Acquired and restored by the Robinson family in 1949, this property was placed on the National Register of Historic Places in 1971 and was recently sold (along with some of the acreage) to only its third owner in 170 years. Until the recent sale, some 83 acres surrounding the plantation house remained of the hundreds of acres that comprised the original cotton plantation. Now there remain two plots, one on either side of the house: a northern 17 acres with about 800 feet of frontage on SC-215 and 900 feet of water-frontage and a southern 47 acres with around 1,000 feet of frontage on SC-215 and 3,000 feet or so of water-frontage. Exact footages and acreage will depend on a survey that should be performed prior to closing on either parcel. Both parcels are mostly meadow and have a clear view of the lake as there are few trees at the waterfront in the buffer zone surrounding Lake Monticello that is owned and protected by Dominion Energy in order to preserve the natural beauty and clarity of the lake. Since thinning or pruning of vegetation in the buffer is not allowed, this unimpeded lake view is a rare quality on the perimeter of most of Lake Monticello and makes these properties very unique and among the most desirable sites on the Lake. Either parcel would make an incredible gated community site or a wonderful estate site. The location on SC-215 provides easy access to Columbia, SC and to either I-77 (and to Charlotte, NC) or I-26 (and Greenville/Spartanburg, SC) and to Winnsboro and Newberry, SC for local shopping needs.
